What’s the Reserve?
The Reserve is a portion of your equity that is set aside and disbursed to you after the property sells on the open market.
This is the structure that allows the buyer to make a full market value cash offer, while only charging a fee.
How is the Reserve calculated?
The Reserve is calculated depending on economic factors, property location, condition, amenities, projected timeline to resell, and purchase price.
When is the Reserve returned?
The Reserve is returned after the property is sold on the open market. Do I get back all the Reserve?If the property sells on the open market for the original offer amount, all of the Reserve is returned to you. If the property sells for less than the original offer amount, the difference between the original offer and the final sales price will be deducted from the Reserve and the remaining portion will be returned to you. If the property sells for more on the open market, the Reserve will be returned to you along with any additional proceeds or “upside” of the open market.
What’s the Program fee?
The Program fee is the cost of the Cash+ Offer program. Keep in mind, once the buyer purchases the property, you will no longer be responsible for homeownership costs. The buyer will take over the utilities, property taxes, insurance, HOA, and interim property maintenance. These costs are paid for from the Program fee.
How is the First Payout calculated?
The First Payout is the offer amount, less the Reserve, less the Program fee, less Agent Commissions and Resale Closing Costs. You will also have customary closing costs and any mortgage or lien payoffs. Ask your agent to give you a full breakdown of all the fees and costs.
When do I get the Second Payout?
The second payout is your Reserve and is returned after the property is sold on the open market.
How does the home inspection work?
After the offer is accepted, the buyer will schedule a home inspection at your convenience. The purpose of the home inspection is to verify condition of the property. The buyer will use the findings of the home inspection to propose any repairs, refresh, or renovations to the property to enhance the resale and potentially increase your bottomline. At that time, you can decide if you’d like the buyer to complete the repairs. If you agree to any repairs, they will be completed after you move out and receive your first payout.
